A gated community is a residential area with controlled access, used to protect the privacy and safety of residents. They are often used by celebrities and the wealthy, to protect their expensive homes and keep them from the prying eyes of the press and paparazzi. Gated communities are typically quite expensive areas, and may offer exclusive amenities to residents as a means of creating a community feeling.

A gated community will offer residents services and accessible features. These may include playgrounds, barbecue areas, pools, hot tubs, and laundry facilities. More upscale areas may also provide gyms, health spas, private security workers, and golf courses. In large-scale gated areas like retirement communities, there may be local stores, restaurants and businesses all within the secured area of the complex. Some gated communities are so elaborate and offer so many services that residents have little reason to leave the area for necessities.

 

Most of the Real estate developers claim that their project is a gated community but the actual facts are :-

* According to HUDA no roads of any venture are to be stopped, the arterial should be properly marked in the layout itself, which means if there is continuation of the road in the next venture , then the road has to be opened.

* All the roads are PUBLIC PROPERTY, Though the venture has a gate the roads are public property and every person has right on them.

* if a land has no approach road  (if some other venture lays a compound wall  and blocks the approach) then the process is very simple to get the approch and with out any cost.

*  Gated communities are possible if there cannot be extensions of the road.

 

SO BE CAREFUL IF SOME ONE SAYS THEY HAVE A GATED COMMUNITY VENTURE.
